Selling a house fast is a top priority for many homeowners, and from my experience as a real estate agent, I’ve learned that achieving a speedy sale is a delicate balance of timing, pricing, and smart preparation. Below, I’ll share some home selling tips that can help you sell your house faster.
How to Sell Your House Fast
1. Price it Right
The key to selling your home quickly is to price it right. This is the number one rule in selling your home fast.
In my experience, setting a realistic and competitive price that reflects the current market conditions is key. It’s understandable to want to aim high, hoping for a significant profit, but setting the price too high can be counterproductive.
Pricing too high can discourage potential buyers from even considering your home, thinking it’s out of their reach. Plus, overpricing can lead to a stale listing, forcing you to make price reductions, which can make buyers suspicious of any underlying issues with the property.
It’s essential to get the price right from the beginning because it’s the most crucial factor in selling a home quickly. Even if you have the best curb appeal and staging, it won’t matter if your home is not priced correctly.
2. Timing
When it comes to selling your home, timing is everything. Avoid listing your home during the major holidays, like Thanksgiving and 4th of July, when most people are more focused on their holiday activities and traveling than house hunting.
Another tip that I have is to list your home, right before the spring season begins. From my personal experience, that can lead to a quick sale.
As for the day of the week, I suggest listing your home for sale on a Friday and holding open houses during the first weekend. Hopefully, it will lead to an offer by the beginning of the following week. I go into more details about the best time to list your house in this article.
3. Work with a Real Estate Agent
Selling a house can be a daunting task, especially if you’re doing it alone. That’s why I recommend working with a real estate agent.
Now, I know what you’re thinking – “Of course, you’re an agent.” But hear me out. There are many advantages to having an agent list your home.
A major advantage is that your home will be listed in the local MLS, which will increase its visibility with other agents working with buyers. This will result in a quicker sale. Sure, you can try to sell your house by yourself but it won’t be as fast as it would be with an agent.
4. Good Photos
Having professional photographs of your home is crucial if you want to sell it quickly. When creating your online listing, it’s essential to make sure that the photos you upload are attractive and appealing to potential buyers. This way, they’ll be more inclined to attend the open house and view your property in person.
If you’re working with a real estate agent, they’ll typically provide you with professional photography, which is another great reason to work with one!
5. Curb Appeal
It’s important to spruce up your home’s curb appeal before putting it on the market. The exterior of your home is the first thing that buyers will see and a neat, attractive appearance can make a lasting impression.
Consider power washing the siding, adding some planters and taking other steps to enhance the overall look of your home’s exterior. By doing so, you can improve your home’s chances of attracting potential buyers and selling it quickly.
6. Declutter
To sell your home quick, you should make it attractive to potential buyers. One way to achieve this is by decluttering each room, which creates the impression of more space and a welcoming atmosphere.
Removing personal items such as photographs allows buyers to imagine themselves living in the house. In the kitchen, clear the countertops and organize the pantry to give a neat and tidy look.
You can also tidy up bookshelves and remove excess decorations to create a clean and open space. Additionally, using a nice bedspread and cleaning out closets can make them more spacious and appealing to buyers.
7. Minor Repairs
Before you list your home for sale, tackle minor repairs. Minor repairs can go a long way in making your home look tip top. A fresh coat of paint can work wonders to give it a new look. If you can’t afford to repaint the whole house, you can at least patch up holes and touch up badly beaten walls.
Don’t forget to check the floors and replace any damaged tiles, fix squeaky boards, and ensure carpets are stain-free. Make sure all lights are working and replace leaky faucets, so your home looks well-maintained and attractive to potential buyers.
8. Staging
To make a great first impression and sell your house quickly, do a little staging. You can easily stage your home by rearranging your furniture to optimize space and improve flow.
In addition, you can add inexpensive decorative items such as artwork, plants, lamps, throw pillows, a new shower curtain, a new welcome mat, and a new bedspread to enhance your home’s appeal. These small additions can make a significant difference in attracting potential buyers for a quick sale.
