Westchester Real Estate: Good Time to Buy in 2020?

We looked at home sales data from January to December 2019 to determine if it’s a buyer or seller’s market. We also broke down our search by Westchester school districts. As you know, Westchester can get confusing because there are PO and non-PO homes and these homes are districted to different school districts. It’s hard to look at the Westchester real estate market without breaking it down by school districts because school districts affect home sales. Buyers find top-ranking school districts more desirable, that’s why we broke down the home sales data by school districts. Below you will find our Westchester real estate market report by school districts.

How can you tell if you are in a buyer’s or seller’s market? A good indicator is the Months Supply of Homes for Sale, which is computed as the number of homes currently for sale divided by the average number of homes sold. A balanced market usually has 5-6 Months Supply of Homes for Sale, a Buyer’s market has more than 6 Months Supply of Homes for Sale and a Seller’s market has less than 5 Months Supply of Homes for Sale. The data below is based on January-December 2019 home sales data and Niche 2020 Best School Districts in Westchester County Ranking. We will be updating this report as new sales data become available.

Scarsdale Real Estate Market

Homes districted to Scarsdale Union Free School District are in a mild buyer’s market. The months of supply of inventory is 7.3 (which is just slightly over our cut-off of 6.0) and it is taking 55 days to sell a home (median days on market). Homes in Scarsdale Union Free School District has one of the highest median sales price in Westchester with a median sales price of $1,347,500. Scarsdale is attractive because of its top-performing school district (ranked #1 in Niche.com 2020 Best School Districts in Westchester County) and the Metro-North commute to midtown is short (approximately 34 minutes from the Scarsdale station).

Not all homes in Scarsdale are districted to Scarsdale Union Free School District. Some homes are districted to Edgemont Union Free School District. Homes districted to Edgemont Union Free School District are in a balanced market. The months of supply of inventory is 5.2 and it is taking 53 days to sell a home (median days on market). One thing to note is that compared to homes districted to Scarsdale Union Free School District, the homes in Edgemont Union Free School District has a significantly lower median sales price of $859,500 (compared to homes in Scarsdale Union Free School District at $1,347,500).
