If you’re looking for a balance between suburban living and proximity to New York City, the five most affordable towns in Westchester offer the best entry points into the county’s housing market.
At the top of the list is Peekskill, with a median home value of $506,895. Known for its vibrant arts scene, river views, and revitalized downtown, it has become a popular choice for first-time buyers. The Metro-North train ride from Peekskill to Grand Central Terminal takes approximately 59 minutes, and the drive is about 1 hour and 11 minutes.
Close behind is Buchanan, where the median home price is $557,150. This small Hudson River village provides a quieter lifestyle while still offering easy access to the amenities of neighboring Peekskill. It’s a long commute to NYC though- the Metro-North train ride from Buchanan to Grand Central Terminal takes approximately 1 hour and 45 minutes, and the drive is about 1 hour and 10 minutes.
Mount Vernon takes the third spot with a median home value of $560,081. Sitting just north of the Bronx, it’s one of the most commuter-friendly towns in Westchester, with a drive to Manhattan often under 30 minutes, and the Metro-North train ride from Mount Vernon East to Grand Central Terminal takes about 19 minutes.
Eastchester follows with a median home price of $601,662. The car commute to Manhattan is just 30–40 minutes. The Metro-North train ride from Crestwood to Grand Central Terminal takes about 30 minutes. It’s also a good choice for those who need to get to the city quickly.
Finally, Ossining rounds out the top five with a median home price of $646,700. Perched along the Hudson River, it blends historic charm, natural scenery, and relative affordability compared to other river towns. The Metro-North train ride from Ossining to Grand Central Terminal takes about 57 minutes, and the drive is approximately 58 minutes.
