Thinking of selling your home? In my experience as a real estate agent, I’ve observed sellers making mistakes that can slow down the sale of their homes. Here are some tips to help you sell your home quickly.

Price in 49 and 99

When pricing your home for sale, be aware of how real estate listings are filtered on popular real estate websites. For example, when listing your home on Zillow, it’s important to keep in mind that prices are filtered in $50,000 increments. 

This means that setting your price at $501,000 would exclude your listing from search results for buyers with a maximum price of $500,000. To avoid this, I recommend choosing prices ending in 49 or 99, such as $449,000 and $499,000. By doing so, your listing will appear in search results for buyers with a maximum price of $450,000 and $500,000.

You Need Furniture

Although you might believe that leaving your house empty will attract buyers, having furniture actually helps sell your home faster. Therefore, it’s advisable to leave some furniture behind or consider professional staging, even if you’ve already moved out.

No Bad Odor

Remember to pay attention to the smell of your home when you’re selling it. While staging and decluttering are important, bad odors can be a turn-off for potential buyers. You might not even notice any odors since you’re used to them, so ask your real estate agent or a friend for an honest opinion.

To get rid of any lingering smells, air out your home by opening the windows, especially before any viewings or open houses. Avoid doing anything that could leave a lasting odor, like lighting incense or cooking strong-smelling foods before a showing.

Make it Bright

Most buyers want to live in a bright and airy home. Make sure your home is well-lit by turning on all the lights before showings and open houses. When I say turn on all the lights, I mean all- lamps, pot lights, and ceiling lights. 

Also, if you have heavy curtains, remove them, they can make your home look dark. If you have any rooms painted a dark color, you should repaint it to a lighter shade, such as white. 

If any bushes or trees block light, it’s worth cutting down the bushes and trimming tree branches to let more natural light in. 

Nothing Controversial

Make sure you remove anything controversial from your home. This includes political signs, religious statues, and provocative artwork. Don’t forget the exterior of your house and garage—remove political lawn signs, bumper stickers from cars, and any controversial flags.

You never know how potential buyers will react when they see them. It’s best to stay neutral and remove anything in your home that can distract buyers or worse, turn them off!

Professional Photography

Selling your home is a numbers game. The more people you can attract to come in to view your home, the higher your chances of selling it. That’s why it’s important to have amazing photos of your home. 

Aside from the price, photos of your home are one of the most important things to get right. You need really good pictures in your real estate listing so that you can convince potential buyers to add your home to their list as one they want to see in person.

Don’t skimp on your photos. It’s worth it to hire a professional photographer to take photos of your home. They use special wide-angle lenses that will make your home look good. 

Also, before the photographer arrives, make sure you take the time to declutter and clean up your home so it looks like a hotel. That means removing everyday items like toothbrushes from the bathroom counter, clearing the clutter on the dining room table, and investing in attractive bedding and throw pillows—you want your home to look good in the photos!

Price Your Home Right From the Start

Handsdown the most important factor in selling your home quickly is pricing it correctly. Before setting the price, ask your real estate agent for a comparative analysis to determine the market value. 

Don’t just base your pricing on how much profit you want to make, the amount spent on renovations, and the purchase price. The worst thing you can do is to overprice your home!
